Indiramma Housing Scheme : Apply, Eligibility & Status
What the scheme is
Indiramma Indlu is Telangana's state housing scheme. It was launched on 11 March 2024 and is run by the Telangana State Housing Corporation Limited (TGHCL). It gives eligible families financial assistance to build a permanent pucca house, and gives landless families a free house site as well.
One point causes a lot of confusion. An older scheme with the same name ran in undivided Andhra Pradesh from 2006 onwards. The scheme described on this page is the new Telangana one, with a much larger assistance amount and a completely separate application and portal.
| Launched | 11 March 2024 |
| Implementing body | Telangana State Housing Corporation Ltd (TGHCL) |
| Assistance | Rs 5 lakh general, Rs 6 lakh for SC and ST families |
| Phase 1 target | 4.5 lakh houses, roughly 3,500 per constituency across 119 constituencies |
| Phase 1 budget | About Rs 22,000 crore |
| Official portal | indirammaindlu.telangana.gov.in |
What you get
The headline number is the construction grant, but several smaller benefits sit alongside it and come from different departments.
Construction grant
Paid by DBT into the beneficiary bank account in stages. SC and ST families receive Rs 6 lakh, subject to verification.
House specification
Every sanctioned house must be at least 400 square feet with an RCC roof, a kitchen and a toilet.
Free house site
Families with no land of their own are allotted a free plot of roughly 250 square yards, in addition to the construction grant.
MGNREGS wages
Beneficiaries building on their own land are treated as unskilled labour and get around 90 days of work, worth roughly Rs 27,000.
Toilet incentive
An additional amount under the Swachh Bharat Mission once the house reaches slab level with a toilet included.
Sand and supplies
Free sand tokens from district dumps, plus steel and cement at government arranged subsidised rates.
Applicants in Hyderabad and the surrounding urban districts are handled differently. Because land is scarce there, they are offered flats in G+3 buildings rather than individual plots, and these buildings are planned near existing neighbourhoods so that work and schooling are not disrupted.
L1, L2 and L3 explained
When you check your application, the result shows a category rather than a plain approved or rejected message. This is the single most misunderstood part of the scheme, so it is worth getting right.
You own land but have no house
You get the construction grant to build on the land you already hold. Phase 1 gave priority to this group because construction can start immediately.
You have neither land nor a house
You are eligible for a free house site along with the construction grant. This takes longer because the government has to identify and allot land first.
Records show you already own a house
This is the not eligible bucket. It also picks up applicants whose records show a four wheeler. If you believe this is wrong, see the grievance section below.
Many websites define L1 and L2 the other way round. The definitions above follow the classification reported by Telangana news outlets and explained by the housing department. If a site tells you L1 means landless, treat it with caution and confirm your own category at your village or ward secretariat.
Applicants whose names did not appear in the first lists are being covered through later lists, described as L4 and L5. For these, the grant is released only after MPDO approval, which is why a status showing MPDO approval pending is common in that group.
Who is eligible
The core conditions are straightforward. Beneficiaries are identified through a field survey conducted by government staff using a mobile app, and then verified against government records.
Two things people often assume wrongly. Families living in rented houses are eligible to apply, since renting is not house ownership. And Telangana movement activists and their families have a separate entitlement of 250 square yards of land under the scheme.
How the money is released
The grant is not paid as a lump sum. It is released across four construction milestones, and each milestone has to be verified by field officers, usually through a geo tagged photograph uploaded from a mobile app. The stages reported so far look like this.
| Instalment | Released when | Amount |
|---|---|---|
| First | Basement or foundation completed | Rs 1,00,000 |
| Second | Walls completed up to roof level | Rs 1,25,000 |
| Third | RCC slab laid | Rs 1,75,000 |
| Fourth | House completed and verified | Balance amount |
Treat the split as indicative, not fixed. Stage names and amounts have been described slightly differently at different points, and the SC and ST amount of Rs 6 lakh is spread differently again. The only document that governs your case is your own sanction order, so confirm the figures there before planning your construction spending.
If a stage is finished but no money arrives, the cause is usually one of two things. Either the field verification for that stage has not been recorded yet, or your bank account is not seeded with Aadhaar, since DBT payments travel on that link. Check the bank first, because that is the faster of the two to fix.
Documents you need
Keep these ready before you start, whether you are applying or following up on an existing application.
How to apply
Applications open in phases rather than staying open all year, so the first thing to establish is whether a window is currently running. When one is open, you can apply through the official portal or in person.
Check whether a phase is open
Open indirammaindlu.telangana.gov.in and look for the current phase notice. Your gram panchayat or municipal office will also know.
Choose your route
You can apply on the portal, or in person at a Praja Palana centre, gram panchayat office or municipal office. Some phases also accept applications through MeeSeva.
Fill the form carefully
Enter your name, Aadhaar number, ration card number, family details and bank account exactly as they appear on your documents. A spelling mismatch causes rejection later.
Attach the documents
Upload or attach copies of everything in the list above. Scanned images should be clear and readable.
Save your application number
You will get an application ID on submission. Keep it safe, because status checks and grievances both need it.
After submission, a field survey team visits mandal by mandal to verify what you have declared. Selection then happens list by list, which is why applicants in high demand areas often wait several months before their status changes.
No agent can move you up a list. Applying, checking status and filing a grievance are all free. Selection runs on survey data and departmental verification, so anyone promising a sanction for a fee is not able to deliver it. Use only the telangana.gov.in portal and never enter your details on lookalike sites.
How to check your status
You do not need a login. The portal has an open search that works with any one of four identifiers, which is useful because most people lose the application slip.
Open the official portal
Type indirammaindlu.telangana.gov.in directly into your browser rather than following a link from a message.
Go to Application Search
On the homepage this sits under the More menu on some layouts, and directly on the homepage on others.
Enter any one identifier
Aadhaar number, registered mobile number, Praja Palana application number, or the FSC number printed on your ration card.
Read your category
The result shows whether you fall in L1, L2 or L3, and gives the reason recorded against your application.
Sanction lists are published separately as district wise PDFs. To read one, pick your district, then your mandal or municipality, then your village or ward, and open the list. Take a screenshot or print of whatever you find, since it is useful evidence if a question comes up later about your instalments.
If your status looks wrong
A large number of applicants have been placed in L3 by mistake. The classification is largely automated, drawn from electricity, vehicle and property registration records, so a data mismatch is enough to knock you out. These are the common causes.
Electricity meter in your name
A service connection registered to you is read as house ownership. Many people linked their mobile numbers to meters under free power schemes and were flagged as a result.
Four wheeler on record
A vehicle registered against your name or address triggers the exclusion. If the vehicle is used for a livelihood such as a taxi, you can ask for reconsideration.
IGRS property record
A registration entry against your name, including inherited or jointly held property, can be read as owning a house even when you do not live in one.
Verification still pending
Not every blank result is a rejection. Survey teams work mandal by mandal, and delays are normal in areas with a heavy volume of applications.
To get a wrong classification corrected, take your Aadhaar, ration card and any document that disproves the flag to your village or ward secretariat, or raise it at a Praja Vani grievance session. You can also file a grievance on the portal itself and track it there. The scheme helpline is 040-29390057 on working days.
